TERMS AND CONDITIONS

Deposit
Bookings are only affected after receiving your BOOKING FORM, by e-mail or land mail (or indeed by telephone)
AND the subsequent receipt of your one third (1/3) payment of the total amount due
on the booking form (within 7days).

Should a booking be made less than four (4) weeks before the commencement date the FULL
amount is payable to secure the booking.

Final Payment
This further balance of the amount due, MUST be received four (4) weeks prior to the commencement of the holiday

Cancellation
This must be notified immediately in writing (land mail, or e-mail).
We shall endeavour to re-let the property.If this is possible the full amount paid thus far will be
refunded LESS £30 re-letting fee.
In the event of us being unable to re-let the property you,as the booked tenant, will be responsible for the FULL amount, deposit and final payment as described above. This will be due immediately upon cancellation. We therefore strongly recommend that you take out appropriate holiday cancellation insurance.

Cheques: Please make these payable to KC & JA Berry.

Arrival and Departure: Occupation commences at 3 pm (1500 hrs) of the starting date of your holiday and your tenancy terminates at 10 am (1000 hrs) on the day of departure.
Please respect this to enable us to maintain our standard of service.

Non-availability of of property: Should for any reason (ie fire damage) tenancy of the property is not possible on the booked date the full amount of rent paid, will be refunded, but the tenant shall have NO further claim against the proprietors.

Pets: Are allowed by prior consent. They must be kept off the furniture and be under continuous supervision inside and outside the property. Under NO circumstances may they be left unsupervised inside any of the properties.Their stay is charged at £10 per pet per stay (holiday period).

Linen: Clean linen sheets, quilt covers, pillow cases and tea towels are provided on a weekly basis, free of charge.

Tenant Obligations

1 Pay for any loss or damage to the property (reasonable wear and tear excluded) caused to the property, furniture or fittings.

2 Leave the property in the condition it was presented to you.

3. Permit reasonable access for maintenance and repair.

4. Not to exceed the stated number of occupants under any circumstances ,unless it is agreed prior to your occupation.

5 Refrain from subletting of the property.

6. Not to cause any annoyance or nuisance to the neighbours or occupants of adjoining premises.

The contract is deemed to be at Old Sanctuary, Stratton, and to be governed by English law.
The Signatory of the booking form certifies that he or she is authorised to agree to the conditions of this tenancy
on behalf of and for all the occupants and will be responsible for the actions of ALL occupants as
specified on the booking form.

In the case of ANY discrepancy between these conditions, advertisements, brochures or
articles the conditions herein shall prevail

NB. Claims relating to loss , damage, or injury, to vehicles , belongings , or persons will not be considered. You are advised to obtain personal insurance commensurate with your requirements prior to departure
